Data sources

MORYA reuses open public data. Their licences require us to credit the producer of each dataset and the date of its last update: rather than repeating these credits next to every figure, this page brings them together.

The data vintage used is shown next to each figure in the application. Each dataset below is linked to its publication page, which gives the date of its last update.

Open Licence 2.0

Unless otherwise stated, the datasets below are published under the Open Licence 2.0 (Etalab), which allows their reuse, including for commercial purposes, provided their source is credited.

MORYA reprocesses and cross-references this data: its analyses do not commit the producers cited, who neither produced nor validated them.

Rent map (Carte des loyers)

Producer: ANIL (French national housing information agency) and the French Ministry for the Ecological Transition.

Source credit: Estimations ANIL, à partir des données du Groupe SeLoger et de leboncoin

What MORYA uses it for: reference asking rents by commune, charges included. MORYA uses it in particular to estimate rents in communes its own model does not cover, by calibrating the rent map against its own listings.

Licence: Open Licence 2.0 (Etalab).

Dataset: Carte des loyers - Indicateurs de loyers d'annonce par commune on data.gouv.fr, published every year (one dataset per vintage).

Land value requests (DVF)

Producer: French Directorate General of Public Finances (DGFiP).

What MORYA uses it for: recorded property sales, from which MORYA calculates median prices per square metre by commune and by property type.

Licence: Open Licence 2.0 (Etalab).

Dataset: Demandes de valeurs foncières on data.gouv.fr.

Census and socio-demographic data (INSEE)

Producer: French National Institute of Statistics and Economic Studies (INSEE).

What MORYA uses it for: population, households, housing stock and income in each commune.

Licence: Open Licence 2.0 (Etalab).

Dataset: INSEE statistics on insee.fr.

Energy performance certificates (DPE)

Producer: French Agency for Ecological Transition (ADEME).

What MORYA uses it for: the energy and climate ratings of certified homes, linked to their commune.

Licence: Open Licence 2.0 (Etalab).

Dataset: DPE Logements existants on data.ademe.fr.

Cadastre (land register)

Producer: French Directorate General of Public Finances (DGFiP), distributed by Etalab.

What MORYA uses it for: land parcels and their boundaries, which make it possible to link sales and energy certificates to a parcel.

Licence: Open Licence 2.0 (Etalab).

Dataset: Cadastre Etalab on cadastre.data.gouv.fr.

Short-stay accommodation booked via online platforms (Eurostat)

Producer: Eurostat, the statistical office of the European Union, based on data sent to it by Airbnb, Booking, Expedia and Tripadvisor (experimental statistics).

What MORYA uses it for: the nights booked on these platforms, by département and by month. MORYA derives the seasonality of short-term letting from them and uses them to estimate the occupancy rate outside the cities covered by Inside Airbnb.

Licence: reuse authorised, including for commercial purposes, provided the source is credited (Eurostat copyright notice).

Datasets: tour_ce_oan3 (nights by département) and tour_ce_omn12 (by month and by region) on the Eurostat website.

Inside Airbnb

Producer: Inside Airbnb, an independent project that surveys the listings published on Airbnb.

Source credit: Inside Airbnb (insideairbnb.com)

What MORYA uses it for: the listed nightly prices and the estimated occupied nights of entire homes in Paris, Lyon, Bordeaux and the Basque Country. MORYA uses them for the price and occupancy range of these communes, and to calibrate its estimate elsewhere. The listings themselves are not republished.

Licence: Creative Commons Attribution 4.0 International (CC BY 4.0). Changes: MORYA displays no listing; it aggregates the surveys into medians and ranges by municipality and dwelling size, and uses them to calibrate its own estimates.

Dataset: Get the Data on insideairbnb.com, one dated survey per city (surveys used: 16 to 19 September 2026).

Other sources

Other public datasets (BODACC legal notices, Géorisques risk data, INPI register…) are cited wherever MORYA displays data taken from them. The MORYA Research method explains how these sources are cross-referenced.
