MORYA is a French property intelligence platform. It cross-references 73 public data sources — DVF, INSEE, DPE, cadastre, BODACC, INPI — to support every stage of a property project: analysing a buy-to-let purchase, valuing a property, rental management, off-market prospecting and short-term rentals.

Where the figures come from

MORYA produces no data of its own: it cross-references public sources and makes them readable. DVF for actual transactions, INSEE for demographics, ADEME for DPE energy ratings, the cadastre for buildings, BODACC and INPI for companies. Every figure displayed is linked to its source and to the date it was last updated.

This approach has a direct consequence: when a piece of data is missing, MORYA says so instead of filling the gap with an estimate. A calculation assumption is always displayed and can be modified — you should be able to redo the calculation by hand.

The method

  • Public data, cross-referenced and dated. The analyses are based on the French State's open datasets (DVF from the DGFiP, INSEE census, ADEME DPE energy diagnostics, cadastre, BODACC legal notices, INPI register), reprocessed and cross-referenced at parcel and commune level.
  • Transparent calculations. Yields, cash flows and tax simulations follow the published rules (LMNP regimes, unfurnished letting, social security contributions); the assumptions are displayed and can be modified.
  • Hosting and processing in France. The MORYA infrastructure is hosted by OVHcloud (France); personal data is processed in accordance with the GDPR — see the privacy policy.
