Net worth rests on an acknowledged interval
Estimated value minus outstanding loan capital, selling costs deducted. When the value is uncertain, the net worth is too — and the product shows it rather than displaying a net figure to the euro.
A property’s value is not a number: it is an interval, at a date, with a degree of certainty that depends on what has sold nearby. Everything Pilot derives from it — net worth, yield, arbitration — carries that uncertainty rather than hiding it.

A property’s estimated value is not a figure you look at once. It goes into net worth, into the yield calculation if you reason on current value, into the debt ratio you will present to a bank, and into the keep-sell-watch verdict. An overestimate of ten per cent therefore does not produce a ten per cent error: it produces a different decision. That is why we prefer a wide, honest range to a round, wrong number, and why the arbitration engine stops recommending when the estimate is not certain enough.
Not listings. Sales recorded in deeds, nearby, over a recent period. An asking price is a request; a signed price is a fact, and it is the only material worth using for an estimate.
Floor area, property type, floor, year of construction, condition. This is the part public data does not know and that you enter — and it is what distinguishes an estimate of a property from a neighbourhood average.
With a low and a high, and a confidence level that depends on the number and similarity of the comparables. On an unusual property or in a town where little sells, the range is wide — and that width is the information.
The date always accompanies the value. Last year’s estimate is not a current estimate, and recommendations based on aged estimates stop being triggered rather than carrying on talking.
Every estimate is kept, which lets you see the change over time — and establish whether a variation comes from the market or from a change you entered.
Estimated value minus outstanding loan capital, selling costs deducted. When the value is uncertain, the net worth is too — and the product shows it rather than displaying a net figure to the euro.
Recommending a sale on an unreliable estimate would be the most expensive advice software could give. So the verdict is suspended, and the reason displayed.
Even with ranges, you can rank. What becomes impossible is pretending that two properties two per cent apart in their estimates are genuinely ranked.
art. L. 112 A of the French Tax Procedures Code (livre des procédures fiscales); Law No. 2018-727 of 10 August 2018
Publication is periodic and does not include every sale: some sales, notably between professionals or involving unusual properties, are missing from it. A thin sample is not a market, and that is why the sample size is displayed.
Law No. 70-9 of 2 January 1970 (known as the loi Hoguet)
A tool that presented its estimate as a professional valuation opinion would be stepping outside its role. For a real sale, an inheritance or a division of assets, it is a professional who takes on liability — not a statistical model.
art. 666 and art. L. 17 of the French Tax Procedures Code (livre des procédures fiscales)
A tool’s estimate does not protect you from a tax reassessment: the tax authorities assess market value by comparison, and may raise it. For a gift or an inheritance, the estimate is for preparing, not for justifying.
A single point suggests a precision that does not exist. And a flat margin such as “plus or minus eight per cent” applied mechanically would be an invented range: we do not manufacture uncertainty, we measure it or we say that we cannot.
The ranking of properties and the keep-sell-watch recommendation are suspended when the estimate does not rest on enough observed sales. The reason is displayed, and it is actionable: filling in more about the property often improves confidence.
It is a statistical estimate based on public sale records. For a sale, an inheritance or a division of property, a professional puts their liability on the line — a model commits to nothing.

On sales actually recorded nearby — signed sales, not listings — cross-referenced with the characteristics you entered for your property. The date and the sample size are displayed with the result.
Because the value of a property is a range. A single number then spreads into net worth, yield and the verdict on which property to keep: a ten per cent overestimate does not produce a ten per cent error, it produces a different decision.
The range widens, the confidence level says so, and the verdicts that depend on it are suspended with their reason. Filling in more about the property often improves confidence.
To prepare, yes; to justify, no. The tax authorities assess market value by comparison and may raise it. A tool’s estimate is not a professional valuation and binds no one.
Yes, every estimate is kept. That is what makes it possible to tell a change coming from the market apart from a change coming from data you modified.
Compared with total cost — purchase price, fees and works — and not with the purchase price alone.
Generated from your repayment schedule, so it ages on its own. The net value follows from it, estimated selling costs deducted.
Ranked on net yield, IRR, and a keep / sell / watch verdict — suspended when the value is not certain enough.
